Approx. 62 total acres with 58 acres of Chandler walnuts planted on Class 2 level soils on the south bank of Reeds Creek with paved county road frontage on Willard Road. After deep ripping and leveling for correct drainage, Paradox bare root trees were planted in the spring of 2014. The trees were then grafted to Chandler. Per Natural Resources Conservation Service, irrigated capability Class 2. Irrigation water provided by 12" cased well estimated to be 150' deep. In 2014, a new 40Hp turbine pump was installed which is powered by a 4 cylinder John Deere diesel power unit which drives a 40 Hp Amarillo gearhead. Well production is estimated at 600 GPM. The orchard is irrigated in one set using double buried drip lines. On the south edge of the property is an attractive home site area surrounded by oak trees which could be developed.
